So, what happens during a home staging consultation?  I go through your home and recommend changes based upon what I think the next homeowner will want to see.

For example, in this dining room, it was difficult for someone to get into the kitchen due to the large table.  I recommended two leaves be taken out and a picture be hung on the right.

A sofa back is a barrier. It is a psychological thing that no one will go past the barrier you put in their way. That means a prospective buyer will not experience the full impact of this room.  The recommendation was to move this sectional closer to the TV and to put two ottomans behind the sofa back to soften it and make it look less like a barrier.

While your personal photos are quite appropriate for you, they are not appropriate for the next person.  A home buyer will not feel comfortable peeking through “your things” if there are personal photos throughout.  A prospective buyer needs to imagine living here and they can’t do that if they see photos of YOUR family.

In this house, the consultation led to changes in the living room layout.  A more open layout is welcoming and inviting to those who enter.  You want people to be able to flow from one room to another without barriers or impediments.
