Sometimes when a property does not sell within a reasonable time, the listing agent will withdraw the listing and wait for at least 30 days before re-listing it.  Or, perhaps the listing agent’s contract expired and the seller wishes to try another broker.  In either case, after re-listing, even though the property’s Days on the Market (DOM) may show a favorable number, ask about the Cumulative Days on the Market (CDOM).

This ranch-style condo was on the market for 455 CDOM before being sold, although the DOM showed 50 days.   While condos usually take longer to sell than single family houses, no updating or upgrading was done, and only one price reduction.

From Previous Listing

A property management company purchased the condo recently and decided to make some changes.  All the carpeting was removed, the kitchen appliances changed out, and new light fixtures were installed.

Vacant Staging

This time, the seller reached out to Premiere Stagers & Realty to stage the main floor.  Since there is another condo for sale in this same complex, it is likely the staged condo will sell before the unstaged one.  Why?  Because a staged property evokes an emotional connection for a potential buyer.  They can see themselves living here.

The furniture is neutral enough for any buyer and is arranged in a conversational layout instead of lining the wall.

The Office

The second bedroom was staged as an office. It is conveniently located near the kitchen plus the double window faces  front.  There is a third bedroom with a full bath in the lower level for guests.

Master Bedroom

This master is quite large that the bed can be positioned on 3 out of 4 walls, if desired.  There is plenty of room for a large vanity dresser and tall dresser. There is a 3/4 master bath and a walk-in closet.

Sunroom

The sunroom can be closed off from the living room with french doors for reading, doing book-work, private conversation, or just for relaxing.  The view of the pond is comforting watching wild fowl dip and dive. There is a door off this room onto the adjoining deck.  Whatever the weather, this room is used year-round.

Carrying Costs

Think about how much money is used each month for the mortgage, taxes, Association fees, utilities, and upkeep.  Vacant staging costs are a fraction of that, and definitely less expensive than your first price reduction.  It is likely this time, the DOM and the CDOM will be significantly less.
