Virtual Staging

Staging and selling houses in 2020 involves more technology than ever before.  For example, some realtors use virtual staging to showcase what a vacant property might look like with furniture.  Agents like this option because more than 90% of people use the internet to view properties.  Also, virtual staging is less expensive.  The downside is when potential buyers visit the property, they may be disappointed to see an empty house.

The 360º Tour

360º cameras or adaptors that use your mobile phone can create a 360 º tour.  This is very helpful when a potential buyer needs to purchase a house before seeing it–such as with military personnel or foreign buyers;  or, of one spouse/partner showing a house to an absent spouse/partner.

Homekeepr

HomeKeepr is the only platform where homeowners can get home service referrals from real people – not reviews. They are able to do this by capturing the word of mouth recommendations that take place everyday between thousands of real estate agents and their clients in virtually every location across the nation.  Your agent can send you the link to join.  Homekeepr Article:  Staging for the 2020 Housing Market

Social Media

Staged homes can be advertised within social media sites such as Facebook Marketing, NextDoor, Craig’s List, or Linked In.  When you can reach a multitude of people within minutes in your geographical area who are looking to buy, you increase the likelihood of showings and multiple offers.  Remember, staged homes sell faster and for more money than un-staged homes even in a Sellers’ Market.

Search Alerts

Agents can set up a “search alert” for properties that meet a buyer’s criteria–such as a 3-bedroom, 2-bath single family house with a 3-car garage.  Or perhaps condos with a pool.  You will receive properties in your email box at a frequency you decide–1x/week; 2x/week; 1x/month, etc.

Resources

Want to know how much you may be able to afford?  Use a mortgage calculator, or a rent v. buy calculator that is embedded within an agent’s website ( ginanewell.exprealty.com).  It doesn’t replace being pre-qualified or pre-approved, but it can be helpful as a first step.

Automated Customer Relations Management Software (CRM)

No matter how many or which technology products are used, the goal is to keep you informed about your options when buying or selling.  I use a customer relations management system to make sure you are getting the good service you deserve.  While technology is useful in running a business, it doesn’t replace building a relationship with trust and integrity.  I would love to work with you!
