A lot of people know staged homes sell faster and for more money than unstaged homes. But are you aware that staging a rental property enhances its features and may potentially rent quicker than vacant rentals? Premiere Stagers and Realty recently staged two rental properties to get ready for the spring market.
Most people prefer to wait until warmer weather to move due to the cold and snowy winters in Wisconsin. However, because of job changes, people can be in transition in any month. College students typically move between May and August.
This rental is a 2-bedroom, 1.5 bath townhouse with its own basement. The first impression is a “Wow, I can live here!”
The basement includes a finished portion that could be used for TV watching, playing games, or quiet space. Behind the closed door is the unfinished space with laundry facilities, the mechanicals, and extra storage.
New cabinets and appliances make this kitchen very appealing. A rolling island can be placed near the window for extra counter space, or for a quick bite.
First Floor Flat
This rental is being marketed as a 4-bedroom, 3- bath flat. However, Premiere Stagers and Realty staged the front “bedroom” as a living room.
A coffee bar is just the right thing to add to this kitchen niche. An alternate suggestion is a tall shelf unit for extra storage.
Each of the 4 bedrooms are large with nice closets. This bedroom shares a full bathroom with only one other bedroom.
The 4th bedroom is located in the basement next to a full bathroom. The reason it can be designated as a bedroom is because this egress window meets the Wisconsin Building Codes.
Some larger apartment complexes purchase furniture for a year-round model and use that unit for their office space as well. But if there are a couple of vacant units, staging one unit might make the other units more appealing too. A good marketing tactic is to take professional photos and upload them to the apartment’s website.
