All over Dane County, Wisconsin, homes and condos are selling like hot cakes.
According to the Realtor’s Association of South Central Wisconsin (RASCW), “Residential single-family and condominium home sales in Dane County for the month of February were the highest since 2007 and 4.4% more than February 2016. To no one’s surprise, the monthly median sale price increased year-over-year for the 18th time in the past 19 months. The story in the market continues to center on active inventory – or rather the significant lack thereof. The 688 new listings reported in Dane County is the lowest figure for the month since 2002.”
“As the strong sales indicate, buyer demand is very high. The increase in the interest rates does not appear to be a deterrent. As we move towards spring, we are cautiously optimistic that the traditional waive of new listings will soon appear.”
What do the statistics mean for the home-staging industry? Some people believe these days all you need do is de-clutter, clean, do minor repairs, and watch the money roll in during a bidding “war.” While your house may sell faster than what is considered “average,” it might have sold for more money if it was staged.
Houses at most price points deserve staging. This two-bedroom, 1-bath house in my neighborhood benefited from my staging consultation and sold within 45 days. The seller did all he could to enhance his property, and it showed.
Why would anyone let a vacant house sit for months before having it staged? Think of the carrying costs…think of the upkeep…think about that vacation you’d rather spend your money on.
