I staged a vacant house where remodeling was recently completed.  However, the owners didn’t get a chance to use this new space due to an unexpected job change to another state.  Plus, in order for their house to show well, they had the interior painted,  a new concrete slab poured, and landscaping done.

Yes, the house looked great and had an accepted offer two weeks after listing.  But had this work been done beforehand, the sellers would have at least had some time to enjoy the fruits of their labor.

Flooring

Another homeowner requested her house be refreshed after living there for 17 years.  It will be put on the market in about 5 years, but they wanted to enjoy the changes now.

The biggest change was removing the carpeting and replacing with hickory prefinished flooring by Armstrong. It has some roughness to it, hiding any imperfections caused by dogs’ nails or dust. The best idea was installing an electric floor outlet.

The kitchen linoleum was replaced with luxury vinyl tile and vinyl grout lines.  The installers installed the new flooring right over the old flooring, first sanding and leveling it.  Should a tile become burned or damaged, it can be taken up and replaced with a new tile.

Wallpaper

Some rooms need some special enhancements, whether art, lighting, or furniture.  A bedroom dictates there needs to be a bed and somewhere to hold clothes.  Usually bedrooms are the least unique rooms in the house.  To spruce up the master bedroom, the homeowner chose wallpaper as a feature wall rather than shiplap or barn board.  The wallpaper is neutral enough to withstand several bedspread changes, but interesting enough on its own.  An electrician installed wall swing-out lights for bedtime reading which frees up space on the night stands.   The “princess telephone” is a land-line antique.

Powder Room

Another room that can be stunning with wallpaper is the powder room.  Here, the homeowner chose a traditional/art deco design on two walls.  The background matches perfectly with the paint on the other two walls.

Final Touches

New living room furniture and extensive landscaping rounded out the tasks for this year.  Next year’s tasks will include staining the exterior cedar shakes and trimming trees.

A good idea is to make a plan of what you deem important and then divide and conquer.  Take one room at a time to declutter and freshen either with paint, lighting, or furniture.  Each room should have a purpose and a focal point.  Then when you are ready to sell, only small tasks will be left.
